Application Requirements:

  • Applicants must be at least 18 years old to be a leaseholder.

  • Applicants must have at least a 600 credit score, and a clear background,

          rental, and employment history.

  • Applicants monthly rent should not exceed three times their gross monthly income.     

 Teachers with the DOE,  College Professors, and 1st Responders receive a 2% rental discount. You must provide proof of current employment and be in good standing. 1st Responders will be one of the following: Federal/State/Local Police Officer, Sheriff's Officer, State Trooper, or Firefighter

Application Process:

  • The application is currently available in our leasing office. Please call if you would like to apply online.

  • The Application Fee is $75.00 (per applicant, non-refundable, money order only). Please combine fees for multiple applicants into 1 money order.

  • Everyone 18 years of age and older must apply.

  • Appointments are required for submitting applications, and all applicants must be present.

  • All applicants must provide the following:

    1. A money order for the application fee. Please combine fees for multiple applicants into 1 money order.

    2. ​Two valid forms of ID (Driver's License, Social Security card, Passport, State or Federal photo ID). One must be a photo ID.

    3. Two most recent pay stubs for proof of income. Self-employed persons may provide last year's tax forms and most recent quarterly statements. Newly employed persons may provide the original offer letter on company letterhead, stating date of hire and salary.

    4. If applicable, on the day of your appointment, email a pet photo and a recent vet statement showing proof of current shots. Please review all pet policies prior to applying. Only dogs and cats are permitted. There is a weight limit of 55lbs. and a breed restriction for dogs. No more than 2 pets per apartment.

 

Pet Charges & Policy:

  •  $250.00 Pet Fee  (one time fee, non-refundable)

  • $45.00 Dog Rent  &  $35.00 Cat Rent (per month/per pet)

  • No more than 2 pets per apartment

  • Only cats & dogs are allowed. No other animal types are permitted.

  • Failure to disclose pets may result  in a cancelled lease approval.

  • Weight limit for dogs is 55lbs as provided by the AKC.

  • The following dog breeds, including any mix of these breeds, are prohibited: Akita, Cane Corso, Chow, Doberman, German Shepherd, Husky, Malamutes, Mastiff, Pit Bull (American Pit Bull Terrier, American Staffordshire Terrier, Staffordshire Terrier, American Bulldog), Presa Canario, Rottweiler, and Wolf. Exotic pet breeds must be approved by the office.

Upon Approval: 

Approved applicants will be notified via phone and/or email. All monies owed for move in  are due in full upon receiving the approval. Move in instructions and information will be provided at that time. Please note, proof of new resident utility accounts is required at least 2-3 business days prior to the date of move in. Keys will not be issued unless proof of utilities has been provided.

How much is the security deposit?

The Security Deposit is equal to 1 month of rent.

What Utilities do I pay?
Answer:    

Residents are responsible for electric, water, sewer, trash, common areas electric (apartment common hall, outside lighting). New residents must call Duke Energy Ohio to set up account in their name.

Question:

Are there any processing fees charged?
Answer:    

Yes, residents are charged a processing fee when making payment.

Question:

What  about heating and cooling?
Answer:    

All apartments have central air and heat. 

Question:

What about parking?
Answer:    

Convenient street parking is available. Parking is free and unassigned. Off street & private street parking is available to residents only. Reserved Parking may be available and is $50.00 per month. Parking garages may also be available to rent for $100.00 monthly.

Do all apartments have in unit laundry?
Answer:    

No, not all units offer washer/dryer hookups.

Question:

Are there Laundry Facilities?
Answer:    

Yes, there is a community laundry facility with 2 washers and 2 dryers, but no large capacity at this time.  

Question:

Are there Dishwashers and Microwaves in the apartments?
Answer:    

All apartment homes have a dishwasher. However, only select apartments have a microwave.

Question:

Do all apartments have fireplaces?
Answer:    

Please speak with your Leasing Specialist to determine the availability of apartments with fireplaces. None of the Dogwood floor plan apartments offer a fireplace.

When is the rent due?
Answer:    

Rent is due on or before the 1st day of each month.  Payment received after the 5th day of the month is considered late and a $125.00 Late Fee will be charged.

Do you send me a rent bill every month?

Answer:     

Rent bills and receipts are not sent to residents.  Transaction information may be accessed via the Residents Portal.  Rent is expected on or before the 1st day of each month.  Please refer to the above question on "rent due date".

Question:

What about Maintenance?

Answer:    

Your only responsibility is to change light bulbs and maintain the apartment in a clean and orderly fashion. Our usual turn around is same day or next day, depending on the time of year. Tenants complete the form on the Residents tab of this site for maintenance requests.  We offer 24/7 Emergency Maintenance, (emergencies only), with a 1 hour response time.
